Location - The land is situated on the outskirts of the village of Holme Upon Spalding Moor, off Bulmer Lane which itself leads off the A163 Holme Upon Spalding Moor to Selby road. The land is approximately 14 miles north east of Selby and 8 miles north of Howden and the M62.

A grass field with mainly hedgerow boundaries and mainly stock fenced. If purchased separately from Lot 3 then the purchaser of Lot 3 will be under obligation to ensure the boundary between Lot 3 and Lot 1 is fully fenced with a stock proof fence and that a new access is provided from Lot 1 to the green lane, unless Lot 1 is purchased with Lot 2. The purchaser of Lot 3 will also be responsible for splitting the water supply and moving the water trough and supply from Lot 3 to Lot 1.


A grass field with hedgerow boundaries and mainly stock fenced. This field benefits from a stock handling facility in the south east corner. If purchased separately from Lots 1 and 3 then the purchaser would have the right to split the water supply within Lot 3 to provide a water supply, however, this would be done at the purchasers expense.

Single Payment Scheme - The land has been used for claiming Single Farm Payment and subsidy entitlement for the Basic Payment Scheme which is included in the sale with regards to Lots 1 and 2 and will be transferred to the purchaser as soon after completion as possible.

Services - There is a mains water supply to Lot 3 which will be available to Lots 1 and 2 as detailed earlier.

Wayleaves, Easements And Rights Of Way - The land is sold subject to and with the benefit of all existing Rights, Easements and Wayleaves whether referred to in these particulars or not. We are not aware of any Rights of Way or Easements which affect the land. There is an electricity line which crosses Lots 1 and 2 and we understand there is a Wayleave Agreement in respect of this.

Sporting And Mineral Rights - As far as we are aware, Sporting and Mineral Rights are in hand and included within the sale.
